Our Management Services:

  • Supply rental applications and all other documents necessary to meet Landlord/Tenant Laws.
  • Thoroughly screen all prospective tenants who must meet our strict company guidelines. Perform credit checks, rental verification, employment verification, and criminal background check.
  • Prepare leases and paperwork for all new tenants, ensuring they meet the Texas Association of Realtors guidelines.
  • Handle all tenant repairs, questions, etc.
  • Ensure all required maintenance is done in a timely manner. We use outside, individual contractors so there is no markup on repairs.
  • Obtain bids and notify our clients prior to any excessive expenses for each repair over $350 regarding their property (exceptions may be repairs deemed “emergency”).
  • All rents collected as well as security deposits, etc. are maintained in an escrow account and a separate record of each clients account is kept.
  • Disburse all tenant security deposit refunds and supply required documentation.
  • Fully computerized and detailed monthly statements accounting for all income and disbursements.
  • Our web page provides 24 hour marketing of your vacant property. In addition, your property will be entered into the MLS, the most effective marketing tool to lease or sell your property. Subsequently, your property will be advertised on and many other real estate sites automatically when it is marketed through the MLS & Appfolio & several other sites.
  • Conduct an interior survey of the property before each new lease and after each move out. As deemed necessary or upon owners request, an annual walk through is conducted prior to signing a new lease.
  • We use leading edge software for managing your properties efficiently and cost-effectively.
  • We are a full service real estate company and can assist you with everything from purchasing investment property, listing your home or investment property for sale or lease to managing the property once a tenant is in place.
  • Provide comparative market analysis of your property to determine it’s fair value for sale or lease.
  • When a tenant vacates, we coordinate the make-ready, maintain the property by connecting utilities and scheduling lawn service.
